Every building is different, but the pricing logic isn’t complicated. Here’s the honest version of what moves the number, how billing usually works, and how to keep your cost down — from a local company that walks buildings every week.
Nobody publishes real prices, because square footage isn’t the whole story. Two identical-size buildings can cost very different amounts to clean — here’s why.
When we walk a building, this is what we’re looking at. No mystery, no padding.
Square footage matters, but layout matters more. One open floor cleans faster than the same footage cut into thirty offices and hallways.
The biggest lever by far. Five nights a week costs more per month than two — but less per visit, because the building never gets far from clean.
Trash, restrooms, floors and dusting is the base. Add interior glass, kitchens, high dusting or supply restocking and the visit takes longer.
A medical suite takes more care per square foot than a warehouse. Gyms and restrooms-heavy buildings sit at the detailed end too.
The two most labor-heavy rooms in any building. A building with twelve restrooms costs more to clean than one with two — every single visit.
Flexible after-hours access keeps the price down. Tight time windows, security escorts or split shifts add coordination time.
Most recurring commercial cleaning in Metro Detroit is priced as a flat monthly rate — one number that covers the agreed scope and schedule. Smaller or less frequent jobs are often priced per visit, and one-time projects like post-construction cleanup or floor work get their own quote. We quote flat because hourly billing rewards slow work; a flat rate rewards getting it right.

The cheapest quote is usually the one that fades after month two. Rock-bottom pricing means a crew stretched too thin to do the checklist. Paying for consistency is cheaper than re-bidding the job every year.
Honest advice we give on walkthroughs, whether or not you hire us.
Flat. You get one number for the agreed scope and schedule, in writing. Hourly billing rewards slow work — a flat rate rewards doing the job right and standing behind it.
We walk the building first — usually within a few days of your call — and you typically have a written flat quote the same week. The walkthrough is free and takes about twenty minutes.
Because the honest answer depends on layout, frequency, scope and building type. Anyone who quotes your building without seeing it is guessing — and a guess either overcharges you or gets made up later in cut corners.
Only if the scope changes, and never as a surprise. If a longer agreement includes an annual adjustment, it’s written into the agreement up front — you’ll know the number before you sign.

We’ll walk your space and hand you a clear, flat quote — no pressure, no games, no guesswork.
